What we look for...

STRUCTURAL: Foundation walls, floors, attic and crawl space areas are checked for unusual settling, cracks, water penetration and other structural problems.

ROOF: Inspected for leaks, unusual or other defects. The gutter system and down spouts, roof penetrations, chimney exterior and flashing insulation is also checked.

ELECTRICAL: The electrical supply, ground, receptacles, switches, proper installation, operation etc.

HEATING/COOLING SYSTEM: The heating and cooling systems are checked for proper installation and operation.

PLUMBING: The plumbing and fixtures are inspected for leaks, proper supply and drainage. The water heater is inspected for proper operation and installation.

APPLIANCES: Built-in appliances such as dishwashers, ranges, disposals and refrigerators are checked for proper operation.

LANDSCAPING: The scope of the landscape away from the home, vegetation growing on the home and trees that do damage to the home.

TERMITES: Oftentimes there will be no visible indication that the home is infested. Termites are cryptic creatures and infestations can go undetected for years, hidden behind walls, floor coverings, insulation, and other obstructions. Termite feeding and damage can even progress undetected in wood that is exposed because the outer surface is usually left intact.

MOLD: Molds can be found almost anywhere; they can grow on virtually any organic substance, as long as moisture and oxygen are present. There are molds that can grow on wood, paper, carpet, foods, and insulation. When excessive moisture accumulates in buildings or on building materials, mold growth will often occur, particularly if the moisture problem remains undiscovered or unaddressed. It is impossible to eliminate all mold and mold spores in the indoor environment. However, mold growth can be controlled indoors by controlling moisture indoors.
